Bedrooms set the starting number.
Checkout cleaning is priced per property rather than per hour, so the first input is a count. Studio £139, one bed £169, two beds £215, three beds £269, four beds £329, and five bedrooms or more from £389. Count the bedrooms and you have your starting figure without speaking to anybody.
That way round is the safer one for you. Pay by the hour and running out of time is your problem: the invoice arrives whole and the checkout does not. Pay by the property and the list gets finished, with the risk of it running long sitting on our side of the table.
Input two: condition
Ordinary lived-in condition is the baseline.
Those figures assume a property in ordinary lived-in condition. What pushes a job above it is time: a tenancy that ran for years without a proper clean, an oven nobody has opened, an animal in a carpeted flat, or four people through one kitchen.
The local variable is limescale. Anglian Water classes this supply hard to very hard, on the chalk under the county, and a shower screen, a glass door, taps and a kettle in hard water need real work rather than a wipe. It is also the first thing an inventory clerk looks at in a bathroom. If yours has visible scale, say so on the form: we would rather price it now than discuss it on the day.
Input three: add-ons
The add-ons, and how to tell which you owe.
Every add-on gets the same test: what does your check-in report say? The standard you owe is the one recorded there, not an improvement on it. Where the report has an item down as professionally cleaned, paying for it again protects your deposit. Where the report is silent, leave it off and keep the money.
The oven is not on this list, deliberately. It is inside the base price at every property size, so there is no decision to make and no line to be surprised by later.

What does not move it
Things that change the price, and things that never do.
Plenty of quotes in this city move for reasons that have nothing to do with the work. Ours do not. The ladder is identical in all twelve areas, so a two-bed in Bletchley is the same £215 as a two-bed in Two Mile Ash. There is no charge for a furnished flat, a top-floor walk-up or a lift that has to be booked, and the last Friday of the month costs what the first Monday costs. Where a property needs paid parking or a resident permit, in the centre or on the terraced streets, we ask at quote stage so it is already inside the figure you are given rather than added afterwards.
The one honest exception: if a property turns out to be far worse than you described, we ring before we start and you choose. A new figure, or no job. Never an invoice that has quietly grown once the keys are back.

How a fixed figure holds once the crew is in the property.
Is the figure from the calculator binding?
It is an estimate on the published ladder, and it becomes binding once photographs confirm the condition. From that point the number is agreed in writing and does not change.
Do you price per hour?
No, by the property. Charging for time pays a cleaner to be slow, and it leaves you holding the bill when the clock beats the oven.
What makes the price go up?
Bedrooms, the state the property is in, and whichever add-ons you decide you owe. Every one of those is settled before the crew arrives, not renegotiated while they are there.
Is the price the same across Milton Keynes?
Yes. The ladder is identical in every area we cover, so a two-bed in Bletchley is the same £215 as a two-bed in Two Mile Ash or Newport Pagnell.
Does parking or a permit zone cost extra?
Not as a separate line. Paid parking in the centre and the resident permit zones in Bletchley and Stony Stratford are handled at quote stage, so whatever they cost is already inside the figure you are given.
What if the property has more than five bedrooms?
Anything above five bedrooms, including larger HMOs, gets quoted on its own from £389. Give us the bedroom count, the bathroom count and an honest word on condition, and a fixed figure comes back in writing.
