The work

What proper remediation involves.

Remediation runs through five stages, and skipping any of them is what brings mould back. First the identification: what is growing, how much ground it has taken, and how far into the material it has reached. That settles the only question that matters at quoting stage, which is whether this is a surface job or a strip-out.

Containment is next. The affected zone is sheeted and taped so spores do not travel through the rest of the property while work is going on, and HEPA-filtered scrubbers run throughout to take airborne spores out of the room instead of pushing them into the hallway. Done badly, remediation spreads the problem around the house. Done properly, the rest of the property never knows it happened.

Removal is where honesty separates the trades. Surface growth is treated with antifungal chemistry. Anything that has taken the mould into itself comes out, because nothing in a bottle draws mould back out of a board that has absorbed it, and the same goes for sealant and chipboard.
