For buyers
Just completed on a Milton Keynes house.
This is a genuine entry-level market. ONS put the average first-time-buyer price here at £272,000 in May 2026, flat on the year and roughly £53,000 below the £325,000 average across all buyers, which is a large part of why so many first purchases in this region happen in this city. The expansion areas are mostly new build: Whitehouse, Fairfields, Brooklands, Newton Leys.
Two different jobs come out of that. A resale needs somebody else's kitchen taken back to something you would cook in, and the bathroom descaled properly, which on this water is the longest part of the day. A house handed over by a developer needs the film residue peeled off, the fine grit that settles after trades leave, and the plaster dust sitting in the window tracks, and it wants doing before your things are in rather than after.
Being straight about the market: prices across all buyers are down 0.7% and roughly a quarter of listings in this city have sat unsold for six months or more, so completions here are hardly a flood. If yours is one of them, you have waited long enough, and an empty property is the easiest kind of job for us to fit in. If the place is still a building site rather than a finished house, that is post-build work and it goes down the specialist route instead.

You signed for it, you are paying for it, and somebody else left their grease on the hob. You should not be spending your first weekend on that. A moving in clean puts the property where you would want to live from the first night, and it takes hours off your moving week rather than adding them.
Do it in the first few days and it protects the money too. Photograph every room the day you get the keys, book the clean, keep the invoice. If the check-in report records the property as arriving dirty, that is one line nobody can charge you for when you leave. Every room to the same list: the kitchen and inside every cupboard, the oven cavity, racks and door glass, the hob and the extractor filter, the bathroom descaled, the skirtings, switches and door frames, window glass, frames and tracks, then the whole property vacuumed and the hard floors washed.
A property that has stood empty for a while needs a little more than one that has not. Dust settles on every horizontal surface including the top edges of doors, the air goes stale, and hard water leaves rings in a pan and a shower tray nobody has run in weeks. Add-ons are priced on the same list as everywhere else: fridge or freezer £25, white goods £19, carpet steam cleaning £30 a room and £30 for the hall, stairs and landing as one run.

Sometimes the enquiry that arrives is not really about moving in. A property left in a genuinely bad state, years of accumulation, water damage or contamination, is a different trade with different equipment and different insurance behind it. Book it for the gap: after the works, after completion, before the removal van. Give us the address, the size and how we get in, and the slot and the fixed price come back in writing. If the keys are only released on completion day, say so and we will plan the slot around the release rather than the morning.

Is a moving in clean the same as an end of tenancy clean?
Same specification, same list, same price. The only thing that changes is the timing: one gets a property ready for whoever is arriving, the other hands one back. We do not run a separate scope or a separate rate card for it.
Who pays, the landlord or the tenant?
Both happen and neither is unusual. Between lets or after building work it is normally the landlord or the agent. Where a tenant has walked into somebody else's mess and would rather not live in it, they book it themselves. Either way the figure goes in writing first and the itemised receipt follows.
Can you clean before the furniture arrives?
Yes, and it is the ideal booking. With nothing in the way we reach every corner, skirting and cupboard in one pass, so book us for the gap before the van if you have any choice in it.
How soon after building work or redecoration should we book?
Once the trades have finished and gone. A repaint or a refurbishment leaves dust and residue on every surface, so the clean is the last step before viewings or a new tenant, not something to run alongside the work. Heavy construction leftovers are post-build work, which we handle through the specialist route.
Do you need keys, or can you meet somebody there?
Either. We arrange access with whoever holds the keys: the landlord, the letting agent, the seller's solicitor on a completion day, or you. Tell us how we get in when you book and the slot is planned around it.
