The work
How a specialist team runs the job.
Access decides more about this work than most people expect, so it is the first thing that goes into the brief. In the central squares a van is on paid parking, which runs from 7am to 6pm seven days a week, or it is in an underground bay with a lift slot the concierge has set aside in advance. On the terraced streets, which means Wolverton, New Bradwell, Stony Stratford, Bletchley and Newport Pagnell, there is no driveway and the parking is on-street, and Bletchley and Stony Stratford both operate resident permit schemes that a working van has to satisfy properly rather than chance. Across the rest of the city, which is the majority of it, there is a driveway, and the grid puts a crew from the motorway to your door with barely a traffic light in between: junction 14 serves the centre, Campbell Park, Broughton and Newport Pagnell, junction 13 serves Bletchley and the southern squares.
Vehicles can be unmarked. Coveralls, a respirator with the filter the job calls for, two pairs of gloves, eye protection and sealed boots all go on outside the room, and the contaminated area is taped shut before anybody starts cleaning. On a terrace the crew will ask whether the roof space carries on over the party wall. In a managed block they will ask which lift they are allowed and whether the corridor counts as part of the affected area.
What goes onto the surfaces is biocidal and virucidal, picked for the contamination in front of them: chlorine chemistry on some jobs, peroxide chemistry on others. Sewage is handled as Category 3 water, the trade classification for grossly contaminated water, and in a Category 3 zone nothing porous gets a second chance. Carpet, underlay, soft furnishings, sometimes floorboards or a section of plasterboard: all of it comes out.
Where that material goes is what separates this from a deep clean. Anything leaving the property travels with a registered carrier, and the Environmental Protection Act 1990 puts a duty of care on whoever hands waste over, which in practice means keeping the transfer note and producing it when it is asked for. Hazardous loads move under a consignment note on top of that. Not the communal bin store, not a hired skip on a grid verge, not the back of somebody van to a household tip.
Once the removal is finished, hard surfaces are cleaned, disinfected and checked, and odour goes through ozone or hydroxyl equipment, which pulls the smell apart rather than perfuming over it. The local water shows itself in the bathroom: this region is classed hard to very hard on chalk, so scale sits on tiles, screens and sanitaryware, and until it has been dissolved with an acidic product nothing beneath it can honestly be called disinfected.
Then the paperwork, which people seldom think to ask for and frequently need six months later. A clearance certificate with the waste documentation behind it is what a loss adjuster, an executor, a conveyancing solicitor, a managing agent or an environmental health officer at Milton Keynes City Council will want to read.
