The honest picture
Milton Keynes is not a student town, and that changes the job.
Worth saying plainly, because a page like this usually pretends otherwise: there is barely a resident student population here. The Open University is headquartered here and teaches at a distance, so its students are spread across the country rather than living beside the campus, and Walton Hall itself houses staff rather than undergraduates. MK:U, the campus university the city spent years planning, was never built. We could find no purpose-built student accommodation anywhere in the borough. Milton Keynes College students largely live at home, and the nearest postgraduate community, at Cranfield, sits just off the south-eastern edge rather than inside the city.
So there is no September cliff to write about. What Milton Keynes has instead is shared housing let to working adults: three or four professionals on one agreement in a Kents Hill house near the business park, Wolverton terraces let room by room, flatshares above the shops in Bletchley town centre. The cleaning problem is identical to a student let. The calendar is not. Your checkout can land in February as easily as July, and we are no busier in one than the other.

Splitting the bill

You book the property, not the room. One fixed price covers every bedroom, every bathroom, the kitchen and everything shared, and how you divide it is between you. Most houses simply split it by the number of tenants, which on our ladder works out like this.
The kitchen is where a shared checkout is decided, so it is where we start. Four people cooking for a year put more into an extractor filter and an oven cavity than one person manages in three, and the oven sits inside our price rather than bolted on top. That matters more in a house share than anywhere else.

When the house has scattered
Half of you have already moved out. That is normal.
By the final week somebody has always left early. One tenant makes the booking, the keys come from whoever is still holding a set or straight from the letting agent, and the timestamped photo record goes to all of you. No housemate has to be believed on trust about whether the job was done.
A parent can book and pay on the house's behalf. We put the fixed price in writing before the clean and send an itemised receipt afterwards, so whoever paid has the paperwork and the whole house has the evidence if a deduction is proposed later.

What the checkout looks at
A shared let gets read room by room.
In a shared house the check-in report usually records each bedroom separately and the shared rooms as a set, which is useful when one room is the problem and the rest are fine. Ask your agent for the report before you book anything, because it tells you exactly which rooms are carrying the risk.
The rooms that cost houses money are the shared ones: the kitchen, the bathroom nobody claimed, and the hall the clerk walks through first. Limescale is the local complication. On this water a shower screen and a kettle used by four people collect scale fast, and scale is a cleaning item rather than fair wear and tear, so it comes off the deposit if it is still there at the end.
A joint agreement usually means a joint deposit, so one room left badly can cost all of you. Splitting one professional clean is the cheapest way we know to stop that argument before it starts.

Can we split the cost between housemates?
Yes, and it is the usual arrangement. We quote the property at a single figure and how that divides between you is your business rather than ours. Splitting by head is what most houses land on.

Is there a summer rush to book around in Milton Keynes?
No, and that is unusual. Do you clean HMOs?
Yes. Licensed HMOs and ordinary shared lets are regular work for us. The shared kitchen and the extra bathrooms are the slow part, and they are priced into the figure for the property size rather than added afterwards.
Do carpets cost extra?
A thorough vacuum is included. Steam cleaning is a separate £30 a room, worth it after a long shared tenancy or where your agreement specifically asks for it. Check the agreement before you pay for it.
One housemate left their room in a state. Are the rest of us liable?
On a joint agreement the deposit is usually held jointly, which means the scheme deals with the tenancy rather than with individual rooms. In practice that makes it your problem to settle between yourselves, and it is far quicker to sort before the checkout than after a deduction lands on all of you.
