The local norm
Round here, the price is the thing they will not tell you.
We went through this city's end of tenancy market before building the site, and the striking thing was not what firms charge. It was that nine of them publish no prices at all, including four of the five actually based in Milton Keynes. On almost every local page the instruction is to ring for a quote.
That is a structure, not an oversight. A price you can only get on the phone is a price set after somebody knows your checkout date, your postcode and how worried you sound. It cannot be compared, it cannot be budgeted against, and there is no published figure to hold anyone to afterwards. The carelessness shows on the pages themselves: one local operator's cleaning page renders its price as a zero in US dollars, and another quotes different figures for the same job on different pages of its own site. The TrustATrader directory, meanwhile, lists no Milton Keynes-based end of tenancy trader at all.
We are not naming anyone, because the problem is the model rather than any one firm. It is simply why every number on this site is in public.

The oven sits inside those figures, cavity, racks, door glass, hob and extractor filter, because it is the item most likely to fail a checkout and charging separately for it is exactly how a cheap quote stops being cheap.
Add-ons carry their own published prices rather than being described as available on request.
Behind the number sits the part that decides whether a price was good value at all: a 48-hour re-clean guarantee, a timestamped photo record and an itemised receipt. Pay once.

Paying less, honestly
Three ways to spend less, and one we will talk you out of.
Book ahead. A slot planned a week out is far easier for us to fill than a same-day scramble, and the scramble is where awkward conversations about moving other jobs happen. Split it: in a shared house one fixed price divides between however many of you there are, about £90 each on a three-bed at £269. Do the unskilled work yourself: empty every cupboard, clear the surfaces, get the bins and your own boxes out, and the hours we booked go on the checkout lines instead of your clutter.
Then read your check-in report before buying a single add-on. You owe the property the standard it was handed to you in, not better than that. If the carpets were not professionally cleaned at check-in you probably do not need them shampooed at checkout, and three rooms of carpet work you never owed is the most common way tenants overspend on this.
The one we will talk you out of is buying the cheapest quote in the city. We are not it and we do not try to be. A visit too short to reach the standard is not a saving, because the deduction that follows comes out of a deposit averaging £1,546 in this borough, and then you pay for a second clean on top. What cheap actually costs
The second clean is the expensive one.
The number that matters is not the invoice. It is the invoice plus whatever comes off the deposit. A clean that fails the checkout costs you the fee, the deduction and a fortnight of emails, and by then the keys are back and the chance to put it right yourself has gone.
That is the entire case for a guarantee in writing. If an agent or an inventory clerk raises a cleaning note within 48 hours we come back and fix it at no charge, which makes the price on this page the price of getting it right rather than the price of one attempt.

Is £139 really the whole price for a studio?
For a studio in ordinary condition, yes, with the oven in it. Bedroom count moves you up the ladder and every add-on has its own published figure. Whatever the total comes to, it is written down before a cloth comes out and it stays at that.
Why are some quotes cheaper than yours?
Three reasons, and only one of them is good. A genuinely leaner operation can be cheaper. A quote can also be low because the extras arrive on the day, or because the visit booked is too short to reach checkout standard in the first place. Compare what you end up paying, whether the guarantee exists in writing, and who pays when the agent raises a note.
Do you charge extra on the day?
No. The figure is agreed in writing before we start. If a property turns out to be far worse than described we ring you before we begin and you choose, rather than finding out from the invoice.
Are you the cheapest in Milton Keynes?
No, and we would rather say so. There are cheaper numbers in this city, some honest and some not. What we sell is a published price that does not move, a guarantee in writing and a photo record of the finished job.
Can we split the price in a house share?
Yes, one booking for the property and you divide it as you see fit. Three of you in a three-bed at £269 works out around £90 a head.
What is included at that price?
Every room worked through against the checkout list: the kitchen with the oven inside the figure, the bathrooms, the bedrooms, the living space, and the details clerks head for, which are the skirtings, the switches and the window glass and tracks. Kit and products are ours. Appliance interiors and carpet work sit outside it, at published prices.
