We are in the lower half of that spread on every tier, and the reason is boring rather than heroic. Milton Keynes is compact and gridded. A van that starts in Bletchley can be in Wolverton in fifteen minutes without touching a motorway, so we lose very little of the day to travel and we do not need to price for it. Bedrooms are the headline because each one brings a wardrobe, a set of skirting runs, a window with a track, and a floor. A four-bed is not double a two-bed. It is closer to one and a half times the hours.
The condition you leave it in
This matters more than square footage. A two-bed at Two Mile Ash that has been wiped down weekly for three years is a straightforward day. A two-bed nobody has cleaned behind since the tenancy started is not. If the brief we quoted from does not match the property we walk into, we ring you before we start.
Bathroom count
Bathrooms are slow rooms, and in this borough they are slower than average. Anglian Water classes the supply here as hard to very hard, a consequence of the chalk the region sits on, and it says so in its own water quality factsheet. That means scale on shower screens, tap spouts, kettles and tile grout, and scale is scrubbing time rather than spray-and-wipe time. A three-bed with three bathrooms costs more than a three-bed with one.
Surface mould around bath sealant is part of the standard clean. Mould across whole walls or into plasterboard is a different trade entirely, and we will point you at proper remediation rather than pretend a cloth fixes it.
Appliances on the check-in report
Oven, hob, extractor, fridge, freezer, washer, dishwasher, microwave. If the inventory listed them clean, they go back clean. The oven and hob are inside our base price. Fridge and freezer interiors and the washer or dishwasher drum work are quoted on top when they need real time.
Furnished or unfurnished
Furnished takes longer, because every piece gets lifted, wiped, vacuumed under and put back. We do not charge a flat furnished surcharge. The quote reflects what is in the rooms.
Access and parking
Most of MK is free-parking and easy. The oven line is the one to compare when you are reading somebody else's quote. A two-bed advertised at £199 with the oven charged separately is not really a £199 two-bed. Read the inclusion list rather than the headline.
Is the oven really inside the price?
Yes, cavity and all. Walls, ceiling, floor, racks, trays, both panes of the door glass where the door is double-glazed, the rubber seal, the hinges, the hob and the extractor filter. It is not a tick-box wipe of the front panel, and it is not a separate charge.

Oven condition is the most-flagged cleaning item at a UK checkout, so treating it as optional means selling people a clean that is likely to fail on the exact thing the clerk opens first. Do carpets cost extra?
Vacuuming is always included. Shampooing is not. Carpet shampoo or steam extraction starts at £30 a room, and it is genuinely only needed if your agreement calls for it, if the check-in report recorded the carpets as freshly cleaned, or if there are marks past fair wear and tear.
Read your agreement before you book anything. Some managed MK properties carry a carpet clause and some do not, and paying £90 for three rooms you did not need to shampoo is money gone for nothing.
One change worth knowing about: since the Renters' Rights Act commenced on 1 May 2026, a landlord cannot unreasonably refuse a pet request. More pets in rentals means pet hair and odour turning up in more checkout reports, and carpets are where both live. If you have had a dog in a carpeted MK flat, budget for the shampoo.

Worth pairing that with what the disputes data says. Tenancy Deposit Scheme adjudication figures, as reported by the National Residential Landlords Association, put cleaning in 54% of deposit dispute cases, ahead of damage on 49% and redecoration on 31%. Cleaning is the most-argued item at checkout by a clear margin.
The honest counterweight: only about 1% of protected deposits ever reach formal adjudication. The overwhelming majority of tenancies end with the money returned and nobody filling in a dispute form. Cleaning is the most likely thing to be argued about, and being argued about at all is still rare.
Why is a checkout clean dearer than a normal clean?
A fortnightly clean is surface work. Dust, vacuum, wipe, mop, out in two hours.
A checkout clean is measured against a document. Every cupboard comes out and gets wiped inside, top and shelf-undersides included. Every appliance gets opened. Every window track gets vacuumed with a thin brush before it gets wiped. Scale comes off every tap, spout and shower head, which in this water is the slowest job in the property. Then somebody walks the place against the check-in report before the keys go back.
That is three to nine hours depending on the property, against two for a regular visit. The price reflects the hours, the products, and what happens if the standard is missed.
Is it cheaper to clean it yourself?
On paper, obviously. In practice it depends on three answers.
Doing it yourself, honestly costed:
- You keep the £139 to £329.
- You spend 8 to 14 hours solo, or 4 to 8 with two of you.
- You buy things you do not own: caustic oven cleaner, a proper limescale product, a stack of microfibres, fresh pads, a new mop head. Realistically £25 to £50, and the descaler is the bottle you will actually finish.
- You carry the risk yourself. If the clerk flags something, you go back with a sponge or you accept the deduction.

Nobody can require you to pay for professional cleaning. The Tenant Fees Act 2019 killed that clause outright. What a landlord can do is deduct evidenced cleaning costs from the deposit, net of fair wear and tear, where the property has not gone back in the condition the check-in report recorded. Which means the choice is genuinely yours, and the only real question is whether you would rather hold a receipt or hold the risk.

Is the quoted price the price I actually pay? Yes, provided the property matches the description you gave. If it does not, we call before starting and you can agree an adjustment or decline the job outright. There are no day-of surprises.
Do you charge hourly or fixed? Fixed, based on size and condition. Hourly billing rewards slow work, which is the wrong incentive on a job that is being marked against a document.
