What a handover clean has to deal with.

A handover clean is what turns a finished build into somewhere a person can move into. Dust from cutting board, sanding filler, chasing walls and drilling masonry is a fraction of the size of household dust and holds onto surfaces electrostatically. Domestic cleaning pushes it around the room and then hands it back through the air twenty minutes later. Lifting it needs HEPA-filtered extraction, the right cloths, and an order of work that goes downwards.

Scope is everything a hand can reach, not only what a viewer would notice: ceilings and coving, walls, floors, glass and frames, tiles, sockets and switches, vents, tracks, rails, and the tops of the doors. On top of that sits the marking the trades leave behind. Plaster splashed onto tiles, paint spots on glass, silicone smeared on a worktop, adhesive on new flooring, mortar on paving. Each of those wants its own approach rather than more effort.

This city generates more of this work than most places its size. Housebuilding has run over target year after year, with 1,955 homes completed in a recent nine-month stretch against an annual target of 1,767, and a seventh consecutive year over target on the council figures. Whitehouse and Fairfields hold consent for around 6,500 homes and are still going up, Brooklands and Newton Leys are still being finished, flats are under construction on Avebury Boulevard in the centre for completion later this decade, and the railway at Bletchley is being built out for the new Oxford link. Behind all of that sits the older half of the city: 1970s and 1980s grid-square housing on its second or third extension, loft conversion or kitchen.

The work

What a post-build crew actually does.

Work goes downwards, in an order that stops anything already cleaned being caught by what falls next. Ceilings, coving and light fittings, then walls, then joinery and fittings, then glass, then floors last. A crew starting with the floors because the floors look worst will be doing them twice.

Extraction is HEPA-filtered rather than domestic. A household vacuum passes the finest construction dust through its motor and back into the room, which is the one reason a property can be cleaned thoroughly and look grey again by the weekend. Every reachable surface gets extracted, including the tops of walls, the ceiling line, extract grilles, and the tracks and rails nobody opens.

After the extraction comes the wiping, by hand, with the product decided by the surface: damp microfibre for most of it, glass-specific on glazing, and separate products again for tile, stainless steel and natural stone. Sockets, switches, grilles and the gaps around pipework are done one at a time, and so are the tops of doors and frames, because that is the first place a buyer runs a finger.

Trade marking comes off by method rather than by force. Plaster and grout haze lifts off tiles with an acidic product. Paint flecks come off glass with a blade only where the glazing is modern and sound. Silicone and adhesive want a solvent that will not craze the finish underneath. In a listed or period building in Stony Stratford, and on old glass anywhere, the blade is not an option at all, because a scratch there is a repair bill rather than a snag, so the method is settled before anybody starts.

Glass, frames and tracks are cleaned inside, and outside wherever there is safe access from the ground. Local water gets a say here: the region is classed hard to very hard on chalk, so new glazing, new chrome and new shower screens spot quickly the moment anybody rinses them, and a first-fill bathroom can look dirty inside a day. The finishing pass uses the right product and is dried rather than left to air, which is the difference between glass that looks new and glass that looks smeared by mid-afternoon.

Floors come last: full extraction, then whatever the flooring actually wants, whether that is a pH-neutral mop on engineered wood, a proper wash on tile and grout, or a lift and steam on carpet the trades have walked on even under protection. Then the crew walks the property with whoever is signing it off, and anything queried gets done before they leave rather than added to a list.

What a handover clean costs.

The price follows floor area, room count, how much glass there is, how heavy the dust and the trade marking are, and how tight the handover date is. A two-bed flat after one new kitchen is the bottom of the range. A five-bedroom house after a full refurbishment, or a commercial floor, is well above it. Anybody pricing on room count alone has not asked about the marking, and the marking is where the hours go.

Check what your builder included before you pay for it twice. Plenty of contracts include a final clean, and plenty of those final cleans are a sweep, a bin run and a wipe of the worktops. The same goes for a developer handover on a new plot. If your snagging list has dust on the light fittings, haze on the tiles or paint on the glass, what you were given was a tidy and the specialist clean is still ahead of you.

Should my builder have included this in the quote?

Many do include a final clean, and many of those are a sweep and a bin run. That is not the same trade. If the property still has dust on the light fittings, grout haze on the tiles or paint flecks on the glass, the contract clean has happened and the handover clean has not. Read the scope in your contract before assuming it is covered.

How many days should a handover clean take?

A one or two-bedroom property after a single-room refit is usually one day. A four-bedroom house after a full refurbishment is two or three. A commercial floor can take a week, often worked overnight or across a weekend so the space is usable in office hours. The crew confirms the number when it quotes rather than on the morning.

Can the clean happen while the snagging is still going on?

Better to wait until snagging is signed off, even if a move-in slips by a day, because snagging makes fresh dust and you would be buying the same clean twice. It is the cheaper version of the same week.

What is the difference between this and a deep clean?

Different dirt and different equipment. A deep clean goes after grease, limescale and lived-in grime where people have been living. A handover clean goes after construction dust and trade marking in a property nobody has lived in yet, using HEPA extraction and surface-specific products. Booking one when you needed the other is a common and expensive mistake.

This is a new-build handover. Is the clean the developer responsibility?

Usually the developer provides something, and the level varies a great deal. Where that clean was light, buyers commonly pay for a proper one before any furniture goes in, on the fair view that an empty house is quicker and cheaper to do than a full one. Put anything you are unhappy with on the snagging list as well.

The property is listed. Does that change the method?

Yes. In the protected part of Stony Stratford, and in older buildings generally, old glass, lime plaster and soft period surfaces rule out blades and aggressive chemistry, and a scratched pane is a repair bill rather than a snag. Flag it on the form and it goes into the brief so the method is agreed before anybody starts.

Do you clean the outside of the windows too?

Upper floors need proper access equipment or a specialist window team, quoted separately rather than improvised off a ladder.
