Before you start
Twenty minutes of prep saves hours later. Most of the evidence you need in a deposit dispute is gathered here, before a single surface is wiped.
Kitchen
The room that decides most deposit deductions. The oven gets the hardest look on almost every checkout, and the kettle and the taps carry the scale that hard water leaves behind.
Bathrooms
Anglian Water classes the supply here hard to very hard on chalk, so scale builds on taps, shower screens, shower heads and plugs faster than a tenancy allows for, and mould collects in the grout. Both get checked, and both take a limescale remover rather than a general spray.
Bedrooms
Wardrobe interiors and the space under the bed are the two spots tenants forget most.
Living room
Presentation counts here. It is the first room the clerk reads as an impression of the whole place.
Hallway, stairs and storage
Agents walk through these first, so they notice them first. If it is on the inventory it is in scope, including the cupboards nobody opens.
Appliances
Anything listed on the inventory as clean at move-in has to be clean at move-out.
