End of Tenancy Cleaning in Campbell Park.
Campbell Park is canalside new build: Campbell Wharf apartments and townhouses on the Grand Union Canal, with the two tallest residential towers in Milton Keynes behind them. In a tower the clean needs the lift and the timed loading bay booked with the management company, so we sort both before the day.
Clean to the standard letting agents check at handover. Every job follows a room-by-room checklist, so the place is spotless when the inventory clerk walks in.
Campbell Park clean
New build. New inventory. No deductions.
New-build flat or a canalside townhouse? Both need a different clean, and both get inspected against a fresh inventory where nothing has had time to wear in. We clean Campbell Park properties to the standard a first checkout sets, because that standard is the one every later tenant gets judged against.

In Campbell Park
Quick answer for Campbell Park: Campbell Park rentals split between canalside houses at Campbell Wharf and flats in the recent towers, including Campbell Park View at 18 and 25 storeys and Campbell Heights on Highbury Lane. Almost everything is new, so inventories are detailed and finishes are unworn, which raises the bar rather than lowering it. Lift and loading access is the main thing to plan.
Prices in Campbell Park: studio £139, 1-bed £169, 2-bed £215, 3-bed £269, 4-bed £329, 5+ bedrooms from £389, the same fixed ladder everywhere we clean. We cover all of Campbell Park including Campbell Wharf, Park Street, Canal Street, Highbury Lane.
Property types we clean in Campbell Park.
Campbell Park is a district being built rather than a district that was built, and the rental stock reflects the order things went up in.
The canalside came first in its current form. Campbell Wharf is a Crest Nicholson scheme on the Grand Union Canal, a mix of houses, townhouses and apartments arranged around the water and the marina. Townhouses here run to three storeys with an integral garage, so a checkout covers more stairs and more square footage than the postcode suggests.
Then came height. Campbell Park View rises to 18 and 25 storeys, and Campbell Heights sits on Highbury Lane. These are the tallest residential buildings in Milton Keynes and they behave like city-centre towers: one or two lifts for the whole block, a loading bay with a time limit, refuse chutes, and a management company that expects contractors to sign in.
Around both, the street pattern is new: Park Street, Canal Street, Highbury Lane and Overgate. Almost nothing here is more than about a decade old, and a good deal of it is newer.
Being new changes the clean in ways people do not expect. Nothing has worn in, so there is no honest patina to hide behind. Grout is still white, so anything grey reads as neglect rather than age. Skirtings and door frames are unmarked, so scuffs from moving furniture stand out. Extractor ducting in a new flat is clean inside, which means a filter with a year of cooking on it looks worse by contrast, not better.
New build also means integrated everything: dishwasher, washer-dryer, fridge-freezer and oven all behind matching doors. All four are inventory items, all four have seals and filters, and all four get opened on inspection.
- Three-storey townhouses with integral garages priced and planned for the stairs
- Tower flats worked around one lift, a timed loading bay and a sign-in desk
- Integrated dishwasher, washer-dryer, fridge and oven seals and filters all done
Common deposit issues in Campbell Park rentals.
A new-build inventory is long, photographed and specific, which cuts both ways. It is harder to be blamed for damage that was already listed, and much harder to talk your way past something that was recorded as clean and is not any more.
Cleaning is where that usually bites. Tenancy Deposit Scheme adjudication data, as reported by the NRLA, shows cleaning appears in 54% of deposit dispute cases, more than any other single category. In a district of unworn properties that proportion is, if anything, understated.
The deductions we see most often in Campbell Park are the new-build ones. Silicone seals around baths, basins and shower trays go pink at the edges within a year and a wipe does not shift it. Bifold and sliding balcony doors have a bottom channel that collects grit and never gets touched. Underfloor heating means no radiators to hide dust behind, but it also means floor finishes take the whole load of a tenancy and every mark is on the floor where the clerk is looking.
Scale is the other constant. Anglian Water classes supply across this region as hard to very hard, on chalk geology, so a new chrome tap set can look years old after eighteen months in a flat where nobody has descaled anything. In a new building with matt black or brushed brass fittings this matters more, because scale on a dark finish is obvious from the doorway.
The canalside adds two of its own. Garage floors get listed as swept, and tenants store boxes there until the last morning. And the towpath brings mud to the back door of a townhouse in a way it never does on a grid-road street.
- Silicone seals and grout lines treated properly, not wiped and hoped
- Balcony and bifold door bottom channels cleared of grit
- Garage floors swept and cleared where the inventory lists them
Getting to your Campbell Park property.
Campbell Park is close enough to Milton Keynes Central to walk it, which is a large part of why the towers were built here at all. That walk is across the grid square, so it is longer than the map suggests but entirely flat, and the redway network runs most of the way.
The grid roads are what make this easy for us. Campbell Park is bounded by main grid routes with roundabout access, so a van reaches the door without threading through a residential estate. That is true of most of Milton Keynes and it is one of the genuine practical advantages of working here: no permit zones on the newer streets, no one-way systems, and parking that is usually a bay outside the building rather than a hunt.
The exceptions are the two building types. At Campbell Wharf, the canalside houses sit on shared drives and courtyards where a van blocks a neighbour if it parks badly, so we take the visitor bays. In the towers, the loading bay is timed and the lift may need booking with the management company, so we sort both in advance.
Willen Lake, the most visited park in Milton Keynes, is a short drive north east: roughly 180 acres of parkland around 100 acres of water, managed by The Parks Trust. Worth knowing on your last weekend here, and worth knowing on inspection day too, because it is where half the district takes the dog before the clerk arrives.
The Campbell Park rental market we know.
Campbell Park is a young rental market in both senses. The buildings are new and so are the tenancies, and there is not yet a long local history of checkout standards for anyone to rely on. The towers are the swing factor: several hundred flats in two buildings changes a district's rental profile faster than a decade of infill houses would.
On the agency side, Thomas Connolly, Belvoir and Aztec Sales and Lettings all work this patch, alongside the block management companies that handle the towers directly. In a new development the managing agent often matters more to your checkout than the letting agent does, because the managing agent controls access, the lift and the loading bay.
Since 1 May 2026 every tenancy runs as a periodic agreement with two months' notice under the Renters' Rights Act, and in a district where a lot of people took a first tenancy at the same time, the old pattern of fixed-term end dates has gone. Move-outs are now spread across the year instead of clustering, which is better for getting a slot but means less warning.
Our honest read on Campbell Park: it is not a finished neighbourhood and it does not pretend to be. There is construction, there are unadopted stretches of road, and there are buildings still filling their first tenancies. What that means for a checkout is that you are often the first person ever inspected against that inventory, and the standard you leave sets the benchmark the next tenant is measured against. We clean it accordingly.

FAQ
Campbell Park cleaning FAQ
Common questions about our end of tenancy cleaning service in Campbell Park.
Do you cover all of Campbell Park?
Yes, we clean across Campbell Park including Campbell Wharf, Park Street, Canal Street, Highbury Lane, Overgate, and Old Woughton. Same fixed prices across every street.
How quickly can you book a clean in Campbell Park?
Most Campbell Park bookings are confirmed within a couple of hours during business hours. We aim to fit you in within 48 hours for standard cleans, sooner for urgent move-outs. Last-minute? Call us and we'll see what's possible.
Do you also clean in nearby areas?
Yes, we cover the neighbouring Milton Keynes areas including Central Milton Keynes, Monkston & Kents Hill, Broughton & Brooklands, Wolverton & New Bradwell, Bletchley & Fenny Stratford, and Newport Pagnell. Same fixed prices across every area we cover.
How long does an end of tenancy clean take?
Size and condition decide it. A studio or 1-bed flat typically takes 3 to 4 hours, a 2 or 3-bed house 5 to 7. Hard water means the bathrooms take longer to descale properly. We give you an accurate window when you book.
Do I need to be there during the clean?
No. Keys with the agent, a neighbour or a key safe all work, and we lock up securely when we finish. Parking is easy across most MK estates and grid squares, with resident permit zones only in Bletchley and Stony Stratford, and we sort access with you when you book.
What if my landlord isn't satisfied?
We offer a 48-hour satisfaction guarantee. If your landlord or letting agent raises any issue with the clean, contact us within 48 hours and we will return to put it right free of charge.
Do you bring your own cleaning products?
Yes, everything including the descalers hard water needs. It is all in the price and there is nothing for you to provide.
How far in advance should I book?
Three to five days is usually enough, and longer at month end when most tenancies turn over. Since 1 May 2026 tenancies are periodic and tenants give two months' notice (Renters' Rights Act), so most people know their date early. We still take last-minute bookings when we can.
How much does end of tenancy cleaning cost?
Fixed prices, no hidden fees. Studio £139, 1-bed £169, 2-bed £215, 3-bed £269, 4-bed £329, 5+ bed from £389, with the oven included rather than charged as an extra. Add-ons: fridge or freezer £25, inside white goods £19, pet surcharge from £20, carpet steam clean from £30 per room. The final price depends on condition, and we confirm it before we start.
Do you guarantee I'll get my deposit back?
We guarantee the clean meets the inventory-clerk standard letting agents check. If your landlord or letting agent flags a cleaning issue within 48 hours, we come back and fix it free of charge. Cleaning turns up in 54% of deposit dispute cases in Tenancy Deposit Scheme adjudication data reported by the NRLA, which is why every job leaves with a timestamped photo record and an itemised receipt.
About Campbell Park
Move-out cleaning across Campbell Park.
Campbell Park is the district immediately east of the grid square, spanning MK9 and MK15, and it is the newest piece of central Milton Keynes. Census 2021 recorded 22.0% of households in the Campbell Park and Old Woughton ward as privately rented, but that count predates most of the towers now standing here. The honest position is that this is a district still filling in, and the rental share is higher today than any published figure shows.
We clean both halves of Campbell Park: the canalside houses and the tower flats. The two need different plans. A townhouse means three floors of stairs and a garage on the inventory. A flat on the eighteenth floor means one lift, a loading bay, and a booking slot we have to keep. We work out which one you are before we quote, not after we arrive.
The rental numbers here are real: Census 2021 counts 5,657 households in the Campbell Park & Old Woughton ward, and 1,246 of them (22.0%) are privately rented, compared with 20.9% across Milton Keynes as a whole. Every one of those tenancies ends in a checkout inspection sooner or later.
